Priced on let units, so a single flat and a twenty-room HMO were never going to cost the same. No setup fee, no sales call required to see a price, no module you discover you need afterwards. Every plan includes UK and Irish support, unlimited tenants and unlimited documents up to your storage allowance.
Prices shown in pounds sterling and exclude VAT where applicable. Paid plans include a 14-day free trial, once per organisation. Cancel at any time from Settings — access continues until the end of the period you have paid for, after which the account reverts to Free. Nothing is deleted when you downgrade; records beyond the Free limits become read-only.

Billing
One lettable room or property, counted whether or not it's currently tenanted. A single let, BTL flat or commercial unit is 1 unit. A six-bed HMO is 6 units — one per room, not one per address, because a six-bed HMO takes a lot more running than a single flat, and charging by property alone would mean a twenty-room operator pays the same as someone with one house share. A joint tenancy within a room doesn't add an extra unit. The per-unit rate also tapers as your portfolio grows — see the next question.
Nothing gets blocked. On Standard and Pro, extra units above your plan's allowance are simply added to your monthly bill at the per-unit overage rate shown above — automatically, the moment you add a room or a property. There's nothing to configure and nothing to remember to update. On Pro, that rate drops further once you're genuinely operating at scale: from unit 91 onward it's 50p rather than 80p, the same way tax bands work — only the units past that point get the lower rate, nothing already on your bill gets repriced, and it stays at 50p for as long as you keep growing on Pro. Not for Free. Paid plans take card details to begin the 14-day trial, and you can cancel within the trial without being charged.
We retry for seven days and email you. If it still hasn't gone through, the subscription cancels and the account reverts to Free — your data stays put, and records beyond the Free limits become read-only until you resubscribe.
Yes, from Settings. Yearly works out at ten months for twelve. Changes are prorated by our payment provider.
Stripe. Card details are entered on Stripe's own secure checkout and are never stored by casavello.
